Our work is focused on identifying, screening and structuring development opportunities through a planning-led lens. We support landowners, investors, and organisations in making better upstream decisions, where risk is highest but the greatest value can also be created.

Our Approach
We believe the greatest value in property is created before a planning application is submitted or capital is deployed.
ROQ combines planning strategy, feasibility, and commercial insight to assess whether opportunities are viable, how they should be structured, and where value can realistically be unlocked.
This approach allows us to sit upstream of key-decision making, shaping strategy and commercial structure rather than reacting to it.
Alongside advisory work, we also originate opportunities directly. Where interests align, we selectively partner on projects through joint ventures, both on sites identified by ROQ or introduced by landowners and investors.



Experience and Perspective
ROQ is led by Shafk Malik, who has over ten years’ experience spanning across civil engineering, planning and development, institutional investment, and hands-on residential development.
This breadth of experience enables Shafk to have a very unique perspective of the entire project lifecyle, allowing opportunities to be assessed holistically rather than through a single professional lens. This means effort is focused where development value can realistically be unlocked.
